
STREAMLINE GREEN HOMES built this elegant beach house with great planning. This view is from the guest house, past the pool and rock-wall waterfall.

From all angles, this house is stunning. Attention to detail was "off the charts" as the owner demanded. Low-voltage lights are throughout this almost energy self- sufficient structure.
The living area looks out to Wind 'n Sea beach, straight West. The balcony glass wall hides away, giving this home an indoor/outdoor feel. La Jolla weather is conducent to this type of architecture, and Streamline took full advantage of it.

Chains are used in place of gutter downspouts, diverting rainwater for later use, and the house is almost soundproof, including the air/heat system which is imperceptible. Window lights are everywhere, flooding this house with natural light.
The kitchen is a masterpiece of cantilevered counter tops which seem to magically float; wall treatments and storage "you don't see," everywhere.
"We knew what we wanted to achieve with this house, but the owner not only cooperated, but drove us to absolute perfection. His dream of the perfect beach house became our driving force. Money was not the issue here; perfection was, says Paul Spadone.
We have done many wonderful structures, most with beach access, all with views. But, this house will always be a favorite. We must credit the owner with sharing an attainable vision with us, although it seemed unattainable at the time, says Paul Spadone, president of Streamline Development. Brandon Shaver supervised the entire project, and we give Brandon a lot of the credit for this way this home turned out."

Project Background:
This contemporary home had many structural and water damage issues that were progressively worsening, something needed to be done. That is when Streamline Development and KW Designs came in to not only improve but to re-build the house to last well beyond a standard lifetime. The designer, Kristianne Watts, of KW Designs and the builder, Paul Spadone, of Streamline Development, used a team approach to bring this modern beach style home to life.
One issue that had to be addressed was moisture intrusion from the existing landscaping. The landscape area was re-graded, and redesigned by Garner Wichmann Dean to include native and/or drought-tolerant vegetation.
Goals & Strategies:
One important objective that the owner had with this gut-rehab project was to achieve low maintenance and durability, which was accomplished by using ceramic flooring throughout the home, no wood trim, and aluminum-coated modern windows and doors. Extra measures were taken to improve durability through water proofing measures, pest control, and insulation. The builder implemented a waste management plan that included recycling of materials, such as concrete, from the deconstruction. Some materials were reused, such as the energy efficient appliances being reinstalled in the kitchen, and the old cabinetry being installed at another beach house.

This project was a team approach, meetings throughout the construction. Durability and water-proofing were high priority for this home. The contractor and designer had regular meetings with homeowner to keep everyone on the same page. Some innovative design solutions were the whole home automation system and whole home water filtration system, which will save the life of plumbing fixtures for years to come.
LL - Location and Linkages

The project received Outstanding Community Resources/Transit with more than 11 basic community resources within ¼ mile . Nearby access to beach provided credits for close proximity to Open Space.
SS - Sustainable Sites > Precautions were made for Erosion Control during construction, met all requirements. The project met the basic requirements in landscape design by reducing the amount of turf overall and the slope of yard for Permanent Erosion Control. We achieved 97% for Permeable Lot.
WE – Water Efficiency > High-efficiency plumbing fixtures by Hans-Grohe and Toto Eco Soiree 1.28 gpf toilets provide credits for water efficiency. The high-efficient irrigation system also contributed to points.
MR – Materials and Resources > A detailed framing order, cut list, and lumber order provided greater framing efficiency and lumber savings. Credits were earned for use of environmentally preferable materials such as 100% of ceramic flooring for low maintenance, Low/ Zero VOC finishes, cabinetry, concrete countertops with recycled-content, GreenFiber insulation 85% recycled fiber and ComfortFoam insulation, which adds structural value, were both used on this project . 65% of Construction Waste was diverted from landfills.
EQ – Indoor Environmental Quality > By removing the fireplace credit was gained for Enhanced Combustion Venting . Credit for Moisture Control and Enhanced Local Exhaust were gained by combining a dehumidification system with the high velocity HVAC system. Points were also achieved by having a detached garage.

Streamline Development was formed in 2006 by Paul Spadone, general contractor and owner. The goals for the company are to introduce sustainability and quality into every project in order to make each home a safe, healthy environment. Paul founded Streamline Development in order to find ways to preserve the environment for generations to come. Kristianne Watts, Principal Designer, LEED AP and Allied ASID, is instrumental in the pre-planning for an innovative design, creating perspective drawings for design concept, selecting and coordinating materials and finishes. KW Designs offers green interior design services for renovations and new construction projects in residential and small commercial. My goal is to develop functional and innovative designs that support sustainability and inspires my clients, while reflecting their own style.

Paul, what is your background and how has it influenced you?
At age 16 I began restoring classic wood hull racing yachts. The craftsmen that I was surrounded by knew their trade and were enthusiastic about design and function. You had to pay attention to the details, so it dovetailed nicely for me with building high-end custom beach homes. Boats and beach homes have small footprints, so you have to be very clever with your space design and layout.
What aspects of your work do you enjoy most?
I enjoy listening to the clients' desires and lifestyles, and figuring out how to translate them into the building and design of their homes. I also enjoy surrounding myself with a talented and passionate team of craftsmen who approach each home as though it were their own.
How does region influence your work?
I live by the ocean andgrew up sailing in racing competitions and surfing. Most of our clients enjoy the ocean as well and want their homes to bring the wide-open element of the beach into their home. Every home we are now building or remodeling wants wide-open door systems and we always recommend Weiland pocketing doors for the dramatic effect they achieve and also the durability, reliability and weatherproofing they provide against occasional ocean storms.
